How we work

We start by reviewing the contract pack, title documents and initial information provided by the seller’s solicitors. We then identify any legal issues, raise enquiries and explain what is needed before you commit to exchange.

For leasehold property, we check the lease, service charge position, ground rent, management information, restrictions, building insurance and landlord or managing agent requirements.

We coordinate with estate agents, lenders and the other side where appropriate. Our aim is to keep the process clear, avoid unnecessary delays and make sure you understand any legal risks before completion.

Indicative fees

Residential conveyancing is commonly quoted on a fixed-fee basis. Typical legal fees may vary depending on whether the property is freehold or leasehold, the value of the transaction, lender requirements and whether the matter is urgent or complex. Disbursements such as searches, Land Registry fees, bank transfer fees, landlord fees and Stamp Duty Land Tax are separate.

Leasehold property usually requires extra checks. We need to review the lease, management pack, service charges, ground rent, building insurance, landlord notices and any restrictions affecting the property.

Search fees are usually paid early because they are third-party costs needed before full legal advice can be provided. Searches may include local authority, drainage, environmental and other property-specific checks.

Usually, yes, where the firm is on the lender’s panel. If the firm is not on the lender’s panel, the lender may require separate representation, which can increase costs and timescales.
